Terms and Conditions

Thank you for choosing to stay at our property. We hope when you arrive you find it to be a real home away from home, and the location and amenities suit the needs of your stay.

RESERVATION AND BOOKING

To reserve your desired property, simply visit our website and select the property that suits your preferences. Please ensure that you have a valid credit card and a valid ID for the booking process. Kindly note that a cleaning fee will apply to your reservation.

RENTAL PAYMENT

The rental payment covers the cost of your stay, including cleaning fees and any applicable service fees. For specific details, please review the listing of each property on our website.

CANCELLATION AND REFUNDS

Cancellation policies may vary depending on the specific property you have booked. Please refer to the individual property listing or contact us directly for detailed information regarding cancellations and refunds.

THE BASIC HOUSE RULES

  1. Take out the rubbish / trash
  2. Wash any dishes you have used
  3. Turn off the lights, heating and TV whenever you leave the property
  4. Make sure the windows are closed, and the front door is locked and look after the door keys
  5. Return the property to us the way we gave it to you

PARKING

Please be sure to lock your vehicle and keep all your valuables safe. No responsibility is taken by us for the security of your vehicle or any of its contents.

SMOKING OR VAPING

There is a smoking and vaping ban inside the whole property entirely. Our smoke detectors are triggered by even the tiniest amount of cigarette smoke or e-cigarette vapour and will set off the fire alarm. There is a £100 call out fee if this happens due to smoking of any kind. In addition, any person or persons found to be smoking on the premises will be asked to leave immediately and will not receive a refund for any part of their stay.

SUITABLE AGES

The property has been designed and laid out with the family in mind. Every care has been taken to ensure that family members of all ages can be accommodated. Please note that all children remain the responsibility of the parents / carers at all times.

VISITORS

No visitors or unregistered guests are allowed on the property at any time, for insurance purposes, without our prior consent. The environment is only available to guests staying at the property that have been included on the booking.

PARTIES / EVENTS / NOISE

As a family friendly company, we have a strict “no parties” policy that is enforceable by eviction. To respect our neighbours and other guests, all audio and sound devices must be turned down in volume by 10pm. All other noise is to be kept to a minimum by 10pm.

RUBBISH / TRASH

Please empty your trash during and at the end of your stay. A clean-living space makes it an enjoyable experience for the next person and less work for our hard-working housekeeping staff.

BEDDING / SHEETS / TOWELS

Bedding, sheets and towels are included as part of your stay and are professionally washed / pressed before your stay. Please put used towels in the bathroom before your departure and leave any clean towels that have not been used in the bedrooms. Any towels damaged with make-up stains will be chargeable and a payment taken from your security deposit.

PETS

We do allow well-behaved, house-trained pets as we understand that they are part of your family. We also ensure that after a pet stay the property is thoroughly cleaned and for that we charge guests a pet cleaning fee of £25. We ask owners to play their part in ensuring their pets do not use the furniture or beds at any time and if left alone, must not bark or be left in any form of distress.

CHECKOUT

Checkout is 10am. On most days we have guests checking in later in the afternoon so the limited time we have to turn around and prepare the apartment is an extremely important part of our high standards for our guests. There is a late checkout fee of £25 automatically deducted from your security deposit to ensure our team of housekeepers have enough time. If leaving before 8am please leave quietly as guests in other apartments may still be asleep.

EARLY CHECK IN AND LATE CHECK OUT

Early check in and late check out times may be booked in advance if available and give you extra time in the property. Early check in is 12pm and late check out is 1pm – please message for more details.

LOST KEYS

Any keys not returned to the lock box will have a fee of £50 automatically deducted from the security deposit as we have to replace the key and the cylinder locks using a local locksmith.

DAMAGE

If you happen to damage any of the property, or feel that you may be in violation of the house rules, please don’t hesitate to contact us. We understand the accidents happen, and when needed we can be understanding and lenient with people who are open and honest about issues that may surface during their stay.

WHEN TO CONTACT US

We are available during normal working hours (9am – 5pm) throughout your stay, so feel free to send us a message. If you have any questions concerning the property, the area, or you just want some general recommendations on things to do in the surrounding area. Please only telephone outside these hours in an emergency (fire alarm, water leak, etc).

EMERGENCY CONTACTS

In the event of an emergency such as a police incident, medical emergency or a fire, please dial 999 immediately and state the service you need. In an emergency, do not hesitate. Call 999 straight away to get the assistance you need.

FAILURE TO COMPLY

Please be advised that if you do not feel that you can be respectful of our property and other guests staying here, we would ask that you book elsewhere. We pride ourselves on our standards and our reputation and we will not compromise guest enjoyment or safety to people who feel that these rules do not apply to them. Anyone in violation of our house rules is subject to eviction of the property with no refunds, as well as additional penalties like cleaning fees and legal action.
